Combine chili powder, salt, garlic powder, onion powder, cumin, sugar, cayenne pepper, and lime zest in a small bowl. Stir until well mixed.

Place chicken pieces in a gallon-size resealable plastic bag or a mixing bowl. Add the prepared seasoning mixture and seal or cover. Shake or stir until the chicken is evenly coated.

Heat olive oil in a large sauté pan or skillet over medium-high heat. Add chicken pieces in a single layer without overcrowding the pan, working in batches if necessary. Cook, stirring every 2 to 3 minutes to allow browning, for 5 to 8 minutes or until cooked through and golden brown.

Remove from heat and serve immediately, optionally accompanied by rice, roasted vegetables, or wrapped in a tortilla.
